Current use of the site
The site comprises the now closed AJ Ferguson & Co Timber Merchants at 4-6 Keith Grove, which went into administration in May 2025. The site is made up of a Victorian warehouse which sits within a large shed structure, and smaller shed structures to the eastern end of the site. The surrounding streets consist of Victorian terrace houses, converted flats, and purpose built apartments.

The proposals
The proposals are for a comprehensive redevelopment of the site to build six family mews houses, at the eastern end of the site, to replace the smaller shed structures. At the western end of the site, the larger shed structure will be removed with the existing brick Victorian warehouse buildings restored to provide three new apartments. These new apartments will open onto an open space and will be accessed via the new mews, which will run perpendicular to Keith Grove. The new homes have been sensitively designed to fit in with the surrounding context and site boundaries.
The Mews Houses
The six new houses will be designed as terrace houses to match the established street context. The current proposed layout sees kitchen, dining and living spaces on the ground floor, with bedrooms and bathrooms on the first floor. The second floor provides the potential for either a master bedroom suite, or a large living space. Private amenity space is provided both at the ground floor and on the second floor terraces (providing high quality secondary outdoor space). It is proposed that there will be privacy screens on the second floor terraces to prevent overlooking of neighbouring properties.
The Warehouse
The existing brick warehouse has been hidden from view for many years, concealed by the larger shed which met the needs of the timber merchants who operated on the site.
By removing the larger shed, we are intending to both retain and restore the warehouse buildings, which will be refurbished and converted for residential use.
Current proposed layouts are for three new apartments, with a two bed home to the east and west, and a two bed home to the centre.
Private outdoor space will be provided at the front of each home.
Sustainability & energy
The emerging approach to sustainability will adopt the following principles:
• Lean – retaining and reusing the warehouse buildings will reduce energy demands.
• Clean – a focus on supplying energy that is efficient, clean and economical.
• Green - use of appropriate technologies to reduce carbon footprint.
Technologies may include:
• Air source heat pumps
• Photovoltaics (solar panels)
• Online controls and metering
These principles will be developed throughout the pre-application phase.
